Exploring homes with a buyer’s agent is an exciting phase in your journey to homeownership. As a Buyer’s Agent, it’s important to know what’s important to my clients. When we set up a tour to see homes, I want them to have the very best experience.

Here’s how to make the most of your home tours:

1. **Get Ready Ahead of Time**

We’ve done a great job of finding out what’s important to our clients and we have the top 5 MUST HAVES for their new home in mind. Of course, there are other things that are also important which we’ll also keep in mind.

Typically we will need to set up appointments to tour homes so plan to set aside anywhere from one hour to the better part of a day. We’ll provide you with tour sheets for each home along with directions for your convenience.

2. **Plan Your Day**

  • Wear comfortable shoes! Something you can slip on and off in case the owner’s are requiring you to do so. Many times, booties are provided for your convenience, but just in case…
  • You’ll probably be touring a list of homes. We try to keep the number of homes to tour to no more than 5-7 so that we have adequate time to get from location to location.
  • Keeping the tours to a manageable number helps our buyers keep track of each home we tour.
  • We provide a “Pros and Cons” feedback form for our clients to write notes about each home. At the bottom of the foom we ask “would you buy this house”? If they say yes, we head to the office to write an offer!

3. **Engage and Inquire**

Leverage your buyer’s agent’s expertise by asking questions about each home. Inquire about the neighborhood, schools, property taxes, and any potential issues. Your agent can offer valuable insights and additional information.

4. **Document Your Visits**

Take notes and ask your agent if you are allowed to take photos/videos during each tour to help remember the specifics of each property. Focus on the layout, condition, and unique features of the home, which will aid in your decision-making process later.

While touring, take time to explore the surrounding neighborhood. Consider factors like proximity to amenities, commute times, and the overall atmosphere. Your agent can provide insights into local market trends and future developments.

Ask neighbors – if you see neighbors, ask them how they like the neighborhood. If you have kids, ask them how their kids like the schools.

6. **Stay Open-Minded**

While it’s important to have criteria, remain open to viewing homes that might not meet every requirement. Sometimes a property can surprise you with its potential or charm.

7. **Give Constructive Feedback**

We have a feedback form we provide and we have our clients complete the form after each tour. Clients share thoughts with us, they let us know what they liked or disliked about each property. This feedback helps both the agent and the clients to refine the search to better match their preferences.

8. **Don’t Be Afraid To Say “No”**

Sometimes our clients know immediately upon entering a home that it’s just not going to work. Don’t be afraid to let your agent know – no use in continuing the tour and wasting precious time.
